PROJECT DESCRIPTION

The mall is located on the Lekki-Epe Expressway in the south-east of Lagos, Nigeria. This area of Lagos is rapidly expanding and a number of housing estates have already been built in the vicinity of this site. The closest modern shopping mall to the site is 26 kilometres away along the Lekki-Epe Expressway.

SITE LOCATION

Macro location:
The mall is located on the Lekki peninsula, Lagos at the intersection of the Lekki-Epe Expressway in the south-east of Lagos and Springville road. The site is located between Sangatedo and Abijo villages, and just west of Crown Estate.

There are extremely ambitious plans for residential and non-residential development in the Lekki peninsula, as exemplified by the “Comprehensive Infrastructure Master Plan for the Lekki Sub-Region”, which deals not only with infrastructure but with proposed land uses. Within the planning area a number of “feature developments” such as office parks, conference centre, medical centre etc. have been planned.

The Lekki plan refers to a stage of full development, which does not have a specific time horizon. However, it envisages a total population at full development of 3.4m.

According to recent estimates, Lekki had a population of 160,000 growing at 10% p.a.

The Lekki Mall is in close proximity of the following landmarks:

  • Pan Atlantic University
  • Lagos Business School
  • Lekowe Lakes Golf Estate
  • Housing estates and
  • The new airport

Micro location:
The strength of the development include the presence of large new estates in the catchment area, a homogenous top end target market and the high volume of vehicular traffic passing the site.

Adequate accessibility – the mall offers easy access due to its location. The site is well located at the intersection of the Lekki-Epe Expressway and Springville road, the latter being one of the key north-south routes planned for the development of Lekki peninsula. Springville road will directly serve a number of new developments south of the Lekki Mall. The Lekki-Epe Expressway will serve a substantial number of estates along the Expressway.  In addition several villages and settlements which are growing at a rapid pace.

Suitable visibility – excellent exposure guaranteed due to passing traffic on the Expressway.

DESIGN STRATEGY

The Lekki Mall is designed for effective mall circulation.
It is a single level shopping centre, classified between a
convenience neighbourhood centre and a minor regional
centre.
